Unless otherwise noted public hearings are held in:

    • Files can be requested and copied at the Planning Department.
    • Written comments must be received ten days prior to the hearing date.
    • Comments can be turned in at the hearing.
    • Public testimony is usually limited to three minutes.

Case No. Z-794-06, Harrison Indian Mountain, LLC to change the zoning classification from Agricultural to Rural on approx 260 acres with a Conditional Zoning Development Agreement.  The Agreement limits the residential lots to 40, ranging in size from 2.5 acres to 17 acres. The avg density would be 1 unit for every 6.5 acres. The Agreement provides approx 50 acres or 20% in open space. The site is accessed by Indian Mountain Road off O'Gara Rd.

Case No. S-884P-07, Ranch at Mica Meadows, a request by L&M Properties for preliminary approval of a 55-lot conservation design subdivision on approx 225 acres in the Rural zone. The applicant proposed over 50% of the project will be left in open space and will be developed in three phases. The site is located on the southeast corner of Hwy 95 and Presley Rd approx 4 miles south of Coeur d'Alene.

Case No. ZON08-0012, a request by William Bishop representing Stimson Lumber Company to change the zoning classification on approx 855 acres from Rural to Agricultural Suburban. This application comes with a Conditional Zoning Development Agreement. The Agreement would require the applicant to develop the 855 acres together with an adjoining 647+/- acres as a Planned Unit Development (PUD). The PUD would consist of a golf course, no more than 477 single-family lots, and approx 539 acres of dedicated open space on the 1500+/- acre site. The site is located on the east side of Good Hope Rd and south of Twete Rd approx one mile south of Hwy 54.

Case No. CUP08-0019, a request by Robert & Melanie Smith for a Conditional Use Permit for a Commercial Resort on a portion of an approx 20 acre parcel in the Rural zone, to establish a low impact campground. The site is located at 11124 E Fernan Lake Rd, approx 5.3 miles up Fernan Lake Rd from I-90 on the right side of the road.

Case No. MSP08-0001, Jackleg Trail, a request by Michael Kohl for preliminary subdivision approval for a 2-lot subdivision on approx 7 acres in the Restricted Residential zone. The site is located on the east side of Hwy 97 across the Hwy from Arrow Point Dr. The site is described in Tract BB of Gozzer Ranch Golf & Lake Club.

Case No. S-763P-03, The Headlands Phase II-Extension, a request by Frank Boss, for a two-year extension of time for the completion of Phase II of the Headlands Subdivision. Approx 134 acres are in the Restricted Residential zone and approx 161 acres are in the Agricultural zone. The subdivision creates 29 residential lots and associated open space in the Restricted Residential zone, and 1 remainder lot in the Agricultural zone. The subdivision has an avg lot size of 3.35 acres. The subject site is located on the north side of East Point Rd, west of Jensen's Powder Horn Bay 1st Addition, south of Powder Horn Bay on Lake Coeur d'Alene.

Case No. CUP08-0012, Granite RV Park, a request by Tri-State Engineers, for a Conditional Use Permit for a Commercial Resort on approx 57.82 acres in the Rural zone. The site is located on the southeast corner of Old Hwy 95 & Brunner Rd.

Case No. ZON08-0009, a request by Albert Pistorius to change the zoning classification of three parcels from Light Industrial to Commercial on approx 1.1 acres. The site is located south of I-90 on W. Riverbend Ave.

Case No. ZON08-0013, a request by Rodney Freligh to change the zoning classification from Agricultural to Rural on approx 10.315 acres. The site is located at 6648 E Poleline Ave in Post Falls.

Case No. ZON08-0011, a request by Nate and Kym Nagel to change the zoning classification on approx 6.7 acres from Agricultural Suburban to Commercial. The site is located on the northwest corner of Chase Road and Hwy 53. The hearing examiner heard this request on Nov 6, 2008 and recommended approval.

Case No. CUP08-0008, a request by Bruce Christensen for a Conditional Use Permit for a Private (non-profit) Resort to permit the proposed expansion of the existing Camp MiVoden. The proposed expansion includes, but is not necessarily limited to increase in the total capacity of the camp, relocation of recreational vehicle sites, addition of duplex cabins, additional staff residences. The project sits on the east side of Hayden Lake in the Mokins Bay area. The Hearing Examiner heard this request on September 18, 2008 and recommended approval.

Case No. S-863P-06, The Pines at Haydenwood, a request by Mitch Wright to create a 25 lot Conservation Design Subdivision on approx 204 acres in the Rural zone on the south side of Hayden Lake Rd approx 6.25 miles from the intersection with E. Lancaster Rd. The Hearing Examiner heard this request on Dec 6, 2007 and recommended denial. The Board of Commissioners hear this request on Dec 11, 2008 and continued it to a date certain of December 18, 2008. Due to weather related conditions that hearing was cancelled.  This hearing is only for information related to the site visit.
